TN Real Estate License: State Examination Information

Real Estate License Requirements in Tennessee:
Here are the Tennessee Real Estate Commission requirements:
- At least 18 years old.
- Resident of Tennessee for at least 45 days prior to obtaining the license.
- High school graduate or hold a GED.
- Complete a 60-Hour Basic Principles of Real
Estate Course before sitting for exam.
- Pass state exam by scoring at least a 70%.
- Complete a 30-Hour New Affiliates Course
before applying for licensure.
- Within 6 months of passing the state exam, pay $100, have sponsoring broker
sign license application, send proof of E&O Insurance.

Tennessee Real Estate Broker License Requirements:
Here are the Tennessee Real Estate Commission requirements for a broker license:
- Must have a active license that meets one of the following criteria:
- Twenty-four months actively licensed, if licensed as an affiliate broker
on or before May 12, 1988.
- Thirty-six months actively licensed, if licensed as an affiliate broker
after May 12, 1988.
- Twenty-four months actively licensed, if the candidate has a baccalaureate
degree with a major in real estate.
- 120 hours of continuing education credits.
- 30 hours (of the 120 CE hours) must be an
real estate Broker license class taken at a school approved by TREC.

Test Information:
- The test is offered weekly in Memphis by PSI Testing Center for a fee of $55.00.
- PSI Testing Center is located at 6099 Mt. Moriah, Suite 17 – Memphis, TN 38115.
- To pass the real estate license test you must score at least 70% on the
Tennessee State Law section (40 questions) and at least a 70% on the General
Principles section (80 questions).
- If you fail the real estate licensing exam, you may retake the section you did not pass.
- The testing center will provide you with a "pass notice" on the day of the exam.
Registration:
- You must register at least three (3) days prior to your selected test date.
- Upon successful completion your course with Success Real Estate School,
we will give you a certificate and letter of completion to take to the PSI Testing Center.
- The cost of taking the test is $55.00.
- Payment for the exam is accepted in the form of company check, Visa, Master Card, Money Order or Cashier’s Check.
